Architects Are Worth It

On the front page of msn.com today, there is an article on why you should hire an architect for your next remodel project.

First of all, bravo msn.com for recognizing that there are still people out there that are willing to invest in their home.  The media has done such a good job batting down confidence…but I digress.

The way msn proposes it, however, it appears that it is fully optional to hire an architect for your project.  The truth is, at least in our local jurisdictions, for a major remodel, you will need to hire an architect.  As the home owner, you won’t be able to obtain a permit without one.

So, when do you need a building permit?  If the work you propose is cosmetic (new tile, new cabinets, new paint) then no permit is required.  You’ll want a contractor who is licensed and bonded, but that is a separate issue altogether.  If your remodel includes additional square footage, reconfiguring of any structural elements (alteration of interior walls) or new openings in the exterior walls then a permit is required.  And that you’ll need an architect to provide design/drawing services for you.

If you are still unsure of where your project stands, let us know.  We’d be happy to consult and advise so you can plan accordingly.

And before you go start scouring the phone book for an architect, remember that Lakeville Homes can provide architectural services for you.  We have a Washington State licensed architect on staff.  What that means for you beyond what the msn article mentions is that your entire process will be streamlined–which means less time and less money for you as the consumer.

Where to start?

This is a question we hear from homeowners who want to get going on a remodel project.  They have an idea of what they want, and they can picture themselves in the home after completion.  It’s just how to get from point A to point B that is problematic.

We’ve come up with the guide, “5 Steps to Remodeling Your Home” that will serve as a road map to getting your project going.  It’s written in a user-friendly format and available for download on our website (http://www.lakevillehomes.com/remodel.html) at no cost.

Enjoy!
